We start by giving the area to be sanded a thorough clean and punching nails deeper into the boards where required.
The floor is sanded with a weighted rotary sander, which removes less wood than a belt sander so that your floor will endure longer.
We continue sanding your floor, using progressively finer grades of sandpaper to remove scratches and discolouration and to give your floor a smooth finish.
Next, we sand the edges using a hand-held rotary sander, with the final sand being done with an orbital sander, leaving a smooth, scratch-free finish.
We then apply a barrier seal to your floor to prepare it for coating. If required, this can be followed by a thin coat of a desired toner.
The last step is to apply two coats of high-density, two-pack water-based polyurethane for a durable finish.

*The price includes cleaning both internal and external units. For split system air conditioners, external units must be on ground level with flat, paved access to allow equipment transport. If the external unit is on a balcony, it must be on the same floor as the internal unit. A minimum callout fee may apply depending on your location.
While it is possible to use a hand sander to sand a floor, it's not recommended due to its small surface area capacity. Hand sanders are designed for small or detailed sanding projects. Using it on a floor can be time-consuming and physically demanding. It's recommended to use a floor sander for better efficiency and results.
Mopping the floor after sanding is recommended to remove accumulated dust and debris. Using a damp mop or cloth is important to avoid excess water that can damage the newly sanded floor. Waiting for the floor to dry completely is also important before applying any finishes or sealers.
Floor sanding and polishing duration depends on factors like floor size, damage, and finish. It can take one to three days for a standard-sized room, but longer for larger areas or floors with extensive damage. Proper drying times are important to ensure a smooth finish. Consult a professional for an accurate timeline.
To prepare a room for floor sanding, remove furniture and cover fixtures with plastic sheeting. Remove trim or baseboards that are in the way and clean floors thoroughly. Wear protective gear like a dust mask, gloves, and eye protection during preparation. Hiring a professional for floor sanding is recommended.
In most cases, finding somewhere else will be your most comfortable option. This is especially important if you are pregnant or suffer from asthma, as the smells and noise from our work may be problematic. If your most important rooms aren’t being sanded, you can choose to stay in the house, but it is important to note that you will not be able to access or walk through the rooms being sanded.
